Members Present: Marjorie Boyd, Chairman Theresa Ann LaBree Karen Smith Leigh Ann Pflugh Absent: Sean Donnelly, Vice-Chair Town StaffPresent: Graham Wells, Town Clerk Tim Green, Town Planner Roll Call was performed, and it was determined that a quorum was present. Chairman Boyd welcomed town planner, Tim Green. MINUTE APPROVAL Approval of Minutes - January 26, 2023 Regular P & Z Meeting. MOTION by Member LaBree to approve; SECONDED by Member Smith For: Smith, Boyd, LaBree, Phlugh MOTION CARRIED 4-0 NEW BUSINESS DISCUSSION AND APPROVAL OF RESOLUTION 2023-05 GRANTING A LOT SPLIT ON A RESOLUTION OF THE TOWN COUNCIL OF THE TOWN OF ASTATULA, FLORIDA; DOCUMENTING THE LOT SPLIT APPROVED BY THE TOWN COUNCIL FOR LAND LOCATED AT TENNESSEE AVENUE IN THE TOWN OF ASTATULA, LOT 51 OF LAKE COUNTY PROPERTY APPRAISER PARCEL NO.: 292026010000605100 PROVIDING AN EFFECTIVE DATE. Following consultation with the owner of the property, a report was prepared by Mr. Green with possible options on the development of this parcel. The four options each conform to the Land Development Regulations and have been reviewed by the town's attorney. This lot split is part of option 3 which is a lot split on lot 51 and minor subdivision on lot 52 making TENNESSEE AVENUE AK #1037786 at total of five buildable lots. (GCG) has conducted a review of the proposed Lot Split for the 1.98 Acre site (Lot5 51 and north 8.5 feet ofl Lot! 59 of Alternate Key 1037786) Site lying South ofTennessee Avenue and East of Madison Street in the Town of Astatula. The existing parcel iszoned R-1.1 The proposed Lot Split will divide Lot 51 togetherwith the north 8.5 feet ofLot 59 of Alternate Key 1037786 into two parcels. The submitted survey is dated February 11, Mr Green went over his report, confirmed that the application for the lot split meets the town's code of ordinances and recommended approval. He added that a title opinion is required, and the resolution recorded at Lake County to complete the process.
