CALLTO ORDER The meeting was called to order at 7:30 p.m. by Chairman Ralph Ghent, who also led the Commission ini the Pledge of Allegiance. 2. APPROVALOE MINUTES All in favor, none opposed. CARROLL FREDERICKCOUNTY PLANNERS Carroll County Planner - Hannah Weber - Hannah updated the Planning Commission on the CTP Priority Letter was approved by the Carroll County Commissioners and sent to the Maryland Department ofTransportation (MDOT) for approval. The Water and Sewer Amendment from the town will go in front of the County Planning Commission in April, with hopeful approval in May, and sent to MDE for their final approval. The Planning Department is Frederick County Planner - Justin Burker - Justin updated the Planning Commission on the Cromwell Site Plan. This was approved by the Frederick County Planning Commission for 184 townhomes and 112 multifamily units within the 160.87-acre PUD site. Updates on the Water Resources Element, Municipal Planners Quarterly meeting, and the Planning Application Portal collecting some dates for the Housing Study. were provided. 5. SITE PLANS/SUBDIVISIONS/DEVELOPMENT PROJECTS None 6. NEW BUSINESS/INTRODUCTION/RECOMMENDATION Resolution 2024-1 Priority Area - The Planning Commission shall set the Town Priority Areas every two years for the purpose of available water and sewer capacity $109-19.4B for 2024-2025. Martina Hatley motioned for approval oft the Priority Area for 2024-2025. Water Category - The Town Engineer has provided ai recommendation and a breakdown of the available water capacities for the Town ofl Mount Airy. Bill Butts motioned to approve. Seconded by Martina Hatley. Vote: All in favor, none opposed. 2501 Back Acre Circle - Canyon Contractor built aj pole building on their site 2 years ago. The Planning Commission motioned they come back to see if an amended site plan would be needed. Jay Keller, President/Owner, of Canyon Contracting was present to answer any questions. John Breeding, Director of Planning and Zoning, presented the staff report to the Planning Commission. Heather Wallace motioned that the Planning Commission does not need an Amended Site Plan for the existing pole barn constructed at the location oft the proposed building "A", as shown on S-16-0019. Seconded by Kim Buynak. Vote: All in 23101 Back Acre Circle - King Sports requests approval ofai monument sign and dedication plaque on Lot 15A Twin Arch Business Park. The applicant or a representative were not present. Bill Butts motioned to postpone this agenda item until the applicant can assure of Revised Pre-Concept Plan Mount Airy Crossing "Beck Property"- Discussion oft the revised pre-concept plan and supporting documentation. Possible recommendation of continuation ofaj joint work session or the possible favorable recommendation to the Town Council. The applicant, Clark Wagner, from Pleasants Development, was present to review what was given on March gth. Cecily Bedwell, from Design Collective, accompanied Mr. Wagner. Ralph Ghent motioned that there needs to be continuance because of discussions that will require exploring further changes to this pre-concept plan, with no second. Hearing no second the motion dies.
