CARROLL /FREDERICK COUNTY PLANNERS None Carroll County Planner-1 Hannah Weber- Hannah updated the Planning Commission on the Water and Sewer Amendment that includes the Mount Airy Mobil Home Park, which willl be going for al Public Hearing on May 16th with the County Commissioners and then for adoption on May 30th. After the County Commissioners adoption, it will be sent to MDE: for final approval. The Housing Study officially has a website online, the website is wwwcaroloumtymdgovhousingstudy. On this website, there is as survey for anyone to take. There are also a couple of official dates that are set. We have the Sykesville Arts and Wine Festival on May 4th, the Westminster Farmers Market on May 25th, and the New Windsor Carnival onl May 25th. They are still working on getting the Mount Airy date set up. Frederick County Planner Justin Burker- was not in attendance. 5. SITEPIANS/SUBDIVISIONS/DBVELOPMENT PROIECTS M-23-0012' Twin Arch Business Park, Section 4,1 Lot 15B, Final Plat, 2310 Back acre Circle, King Sports Construction, LLC. -) Martina Hatley motioned to approve this final subdivision plat for Lot 15B, Twin Arch Business Park, Section 41 for King Sports Construction, LLC., with the following conditions of fapproval: 1. All Town and County comments must be addressed before recording the Final Plat. 2. Provide all legal documents and all easements tol be recorded simultaneously with the record plat. Martina Hatley motioned to amend her earlier motion to add 3.The applicant will provide a Phase 11 Environmental Site Assessment ESA for the parcel "A" before requesting Town Council approval of the Deed transfer. Concept Site Development Plan Ralph Ghent motioned to defer the review and approval of the Concept Site Development Plan for Lot 15C ofTwin Arch Business Park pending three conditions. 1. The applicant's delivery oft the 25-4C material required. 2. The applicant's delivery of the 25-4D Governmental and Environmental Standards compliance. 3. The Commission uses the guidelines toj properly approve the Waiver for the Open Space. Seconded by Kim Buynak. All Town and County comments must be addressed before any final approval is granted or any grading permit is approved or signed off by the Town ofl Mount Airy Staff. 2. Providing all legal documents, easements, PWA, andl bonding before approval of any grading permit or building permit. 3. Provide documentation to satisfy the Town of Mount Airy code 25-4C. 4. Monument Signage and Flagpole Application for 2310 Back Acre Circle, Twin Arch Business Park, Section 4, Lot 15C - Martina approval of the dedication plaque to Dr. Full and the flagpole and flag size stated above. (The size of the monument is 17'0" wide and 2'6" high and is made of modular blocks. The lettering KING SPORTS to be approved as part oft thei request is 18" high x 100" wide. Ground-mounted floodlights will light these letters.
