INVOCATION Chairman Chandler invited those in attendance to join the Board in thei invocation, ifs so desired. Vice Chairman Wood delivered the invocation. CONFLICT OF INTEREST Chairman Chandler asked ifa any Board member had a conflict ofinterest with any of thei items presented on the agenda for the meeting or one that could be perceived as a conflict ofi interest. This area isi intended: for low-density residential growth and includes areas with limited access to water and sewer infrastructure. Agritourism push 4 February 6, 2024 Planning Meeting Have discussed with Economic Development Analyst' Tory Mabe how important Agritourism is for Stokes County - to show out oft towners the beauty that Stokes County We are very excited about this particle parcel because the winery is going tol have an expansive veranda where people can enjoy a glass of wine or al light lunch with a Wet think this project is going to make a huge impact We are planning about 25 overnight guest rooms, al bistro with a casual dining for breakfast and lunch along with a fine dining restaurant for evening Iti is also going to include a spa with six to eight treatment rooms: for spa services We: feel this will be another location int the County tol host weddings, formal events, and has to offer beautiful view ofthe mountains corporate retreats Iti is our goal for this to be a 7-day a week business We will certainly be open to thej public for any day visitors Will be happy to answer any questions We want people to stay: for a couple of days to enjoy the full beauty of everything Commissioner Cox commented: Questioned: Ms. Snyder further about the building for the winery, the number of guest rooms, and any update information about the equestrian center Ms. Snyder responded: The winery will consist of onel building that will house about 15-20 guest rooms which will probably be all suites - alll having their own: fireplace, soaking tub, steam showers - Know that Roy was out at the site this week looking at possibly shifting the equestrian center building a little bit in order to try to save some money on the site work costs which is going tol have an extensive dirt moving and looking at saving some trees he wanted to Planning to break ground definitely in the first half of this year - general programming very nice keep for the facilities is still the same Commissioner Cox continued: Confirmed with Madison that the location of the equestrian center is still in the same Questioned where the winery will be located on the property from the equestrian center location, just al little shifting - ai matter of yards Ms. Snyder responded: The equestrian center is to be located ini the exact center of the property The winery will be located slightly north oft the equestrian center The winery will sit between the road that was closed (Victory Hill Church Road) and the Had a great meeting with the Hickman Brothers who were the only people that attended cabin that is located on the property the public information meeting 5 February 6, 2024 Planning Meeting This location has no neighbors except for ourselves sO there will be very minimal impact regarding neighbors Commissioner. Morris commented: Confirmed with Madison that visitors could walk to the winery from equestrian center, but plans are tol have an on-site shuttle service toi run people back and forth along with horseback: riding, ATVs, and other creative ways that the guest would enjoy like walking Confirmed with Madison that once all the plans are finalized, they will break ground and Iam sure. Roy will want to get ai master plan out there to show how all these individual trails hitt the ground running pieces fit together Commissioner Morris added that we would alll be interested in that but not prematurely. Commissioner Cox added: Ithink that is a good idea, wel have a big shopping center project going up in King and But they are waiting to make sure what it will have before announcing the shops in case Ican understand why he is wanting to wait to see exactly how thej project is going to be everyone: is sO anxious to know what is going to be ini it something changes before you announce anything Confirmed with Madison that things are: moving along Planning Director Nance noted that the Planning Board unanimously approved the rezoning request.
