A. Old Business 1. Arequest to conditionally rezone 16.94 acres from Community Shopping (CS) & Mountain' Village (MV) to Community Shopping- -Conditional Zone (CS-CZ). The properties are identified in the Buncombe County Tax Record as PINs 9731-77-8183, 8240, 6140 and 9731-76-5951, 5738, 6851, 6607, 2838, and 1678. The property owner is Tree Houses of Serenity, LLCand the project contact Manager Tuch: Conditional Zoning request from Parrish for serenity treehouses (village), a concern was the plan for revegetation and additional grading that will happen. Staff met with Mr. Parrish and before youi is a planting plan, which will preserve 230 existing trees, all trees above 12" diameter or larger are shown on plan. He will add 120 new trees, 601 larger and 60 small maturing trees all that will be native to western North Carolina. Revised project condition to add #18 referencing planting plan, Exhibit Xa and is an enforceable document once recorded. Vice Mayor McAllister: For condition #13, will outdoor lighting requirements meet the dark sky Manager Tuch: MP Are you okay with adding int #13 that you will comply with dark sky ordinance? Council Member Edgerton made ar motion to approve the proposed conditional zoning request of 16.94 acres as shown int the attached Exhibit A mapi for 16.94 acres located along Serenity Ridge Trail and Treehouse Haven from Mountain Village (MV) to Community: Shopping-Conditional Zone (CS-CZ) and find that the request is reasonable, isi in the public interest, is consistent with the Town of Woodfin Comprehensive Plan, and meets the development needs of the community in that the request: 1. Ensures compatible infill development with the surrounding area by promoting development that are Michael & Caroline Parrish. (Continued from. Jan. 17, 2023, meeting) ordinance?
