He noted thej proposal includes easements to construct trails that would connect to thei future extension of the Six Mile Creek Greenway and to thel Marvin Creek subdivision. He noted that thel PR&G. Board recommend: approval ass submitted. The Planning Board have recommended approval contingent upon keeping existing boulders in place, maintaining the tree buffer, andj planting additional trees. Mr. Ammanamanchi briefly recapped the Mr. Ammanamanchi then explained the applicants' request to decrease the viewshed on one side ofthes street to 85 feet due to a substantial hardship. The applicant sites thel hardship ast thel DEQ! buffer that extends far beyond thei floodplain. Council discussed this request in depth, including past precedent for approving such requests. Mr. Ammanamanchi explained that Elysian Fields was previously approved with the viewshed reduction. He noted that Planning Board voted 3-1 to recommend approval ofthis request. He noted that opaque screening would be required for the home located at the edge of the proposed 85 feet viewshed. Having both PR&G Board and Planning Board recommendation for approval as presented, the Village Council will deliberate and vote on1 the sketch plan.
