The design of these areas is very important and a strong process that façilitates communication between the Town of Cramerton and developers of these projects is very important, as planned mix use projects such as these only happen through public-private partnerships. Projects under this future land use category allow for a mix of uses and provide flexibility inl layout, in exchange for very well designed projects. One way to ensure this cooperation is through conditional use districts, conditional zoning, or development agreements. Since any of these tools have the potential to meet the needs of Cramerton, the planning board, planning staff, and the Board of Commissioner should weigh the merits ofthese: zoning tools to determine which is best. Neighborhood Commercial This category is intended for neighborhood scale-residential, office, and neighborhood supporting institutional and commercial land uses that mainly serve the surrounding neighborhoods, The general rule of thumb is that the small neighborhood commercial centers will support the residential areas that are within a fifteen-minute walking distance (1/2 mile), Community Commercial This category includes large-scale commercial, recreational, and office land uses, including national and regional retailers, which serve the entire community and people from nearby communities, Like other areas, these businesses should be well designed and connected to other portions oft the community, Cramerton's Board of Commissioners are strongly encouraged to develop design standards for typical big box development projects. Cramerton's Central Business District Cramerton's central business district should be the civic and social center oft the community, The reçent enhancements and new business are drawing more people to the area. Upon completion of Goat Island, the foot traffici in the area will likely increase, increasing the opportunities for central business retailers, Therefore, alle efforts should be madet to make natural and easy connections from Goat Island to the Central Business District and the Central Business District to nearbyneighborhoods. Business Park/Light Industrial This category is appropriate for business activities that require large tracts of land, have special transportation needs, and other characteristics that require the land to be set apart from typical residential and commercial activity. Examples may include indoor manufacturing, distribution, offices/corporate headquarters, or research and development.
