AN ORDINANCE AMENDING THE TOWN OF SEDGWICK OFFICIAL ZONING ORDINANCE TO CREATE Al FAIRGROUNDS ZONE DISTRICT WHEREAS, in 2002, the Town of Sedgwick Board ofTrustees adopted an official zoning WHEREAS, the Board of Trustees has desires to amend the Zoning Ordinance to add a NOW, THEREFORE, BE IT ORDAINED BY THE BOARD OF TRUSTEES OF Section 1. Section 1.G of the Zoning Ordinance is amended by the addition ofai new ordinance (the "Zoning Ordinance"); and Fairgrounds Zone District within the' Town. THE' TOWN OF SEDGWICK, COLORADO: subsection 61 to read as follow (words tol be added are underlined): Section 1-7 Title, Authority, Purposes, and General Provisions G. Description of Districts 6. Fairgrounds District (FG). The fairgrounds zone district is designed toa accommodate uses associated with fairs, rodeos, shows and similar events. Section 2. Agricultural, horticultural and equine education facilities and shows. Section 3. AN ORDINANCE AMENDING SECTION 71.01 OF THE SEDGWICK CODE OF ORDINANCES CONCERNING RECREATIONAL VEHICLES WHEREAS, the Board of Trustees previously adopted Section 71.01 of the Sedgwick Code of Ordinances, which prohibits the use of recreational vehicles (RVs) as temporary or permanent living quarters within Town limits, subject to certain exceptions; and WHEREAS, the Board ofTrustees desires to amend Section 71.01 to add an exception to allow the use ofRVs for temporary living quarters during certain construction activities. NOW, THEREFORE, BE IT ORDAINED BY THE BOARD OF TRUSTEES OF Section 1. Section 71.01(B) of the Sedgwick Code of Ordinances is hereby amended THE TOWN OF SEDGWICK, COLORADO: tor read as follows (words added are underlined; words deleted are strieken-threugh): $71.01 PARKING AND USE OF RVS. (B) Parking and use ofRVs. (1) No recreational vehicle shall be parked in such manner as to create at traffic hazard or block passage on the sidewalk or other right-of-way, whether parked- on the street, public or private parking lot, or on private property, and follow the State parking laws. (2) No vehicle may be parked: (a) Within five feet ofa public or private driveway; (b) Within 15 feet ofa firel hydrant; (c) Within 20 feet ofa a crosswalk; (d) Within 30 feet ofa flashing beacon, signal, stop sign, or yield sign; (e) Within 20 feet ofa fire station driveway; or (f) Within 501 feet ofar rail for a railroad crossing. (3) Except as provided in division (B)(4). and/BX5below, no person shall use any RV: for temporary or permanent living, sleeping, housekeeping, or preparation ofi food while parked or stopped on as street, public or private parking lot, a vacant lot, or onj private property within the Town. There are. no exceptions to this for the Commercial or Business Districts. (4) The owner or occupant of any property located in a Residential Zone District may allow guests traveling in an RV to park their RV on such owner's or occupant's property or adjacent public street for a maximum period of seven consecutive days. Guest RV parking shall be limited to four, seven-day periods per vehicle in 12 consecutive months. 1 (5) ARVmay be used for temporary living quarters for notmore than eighteen (18) months while the occupant thereofis constructing a permanent dwelling on the same property. Before a RV will be permitted in such an instance. the owner ofthe property or the person intended to occupy the RV shall secure a RV parking permit from the Zoning Administrator. Such permit shall be granted upon the receipt ofa signed statement by the applicant that a permanent dwelling will be constructed within eighteen (18) months thereafter. Construction must start within sixty (60) days ofRV placement. Only one (1) RV shall be permitted on any parcel of land during the construction. The fee for a RV parking permit shall be established by resolution adopted by the Board ofTrustees. Section 2.
