Wirgate Wingate Joint Land Use Board * Minutes of the Regular Meeting Tuesday, June 4, 2024, at 6:00 PM The Wingate Land Use Board met in regular session at the Wingate Government Center, 101 W. Wilson St., with the following persons in attendance: Present: Nancy Ciampi, Bea Colson, Martin Graves, Nathel Hailey, Blair Stegall, Staff: Matthew Gallman, Planning Consultant, Lisa Griffin, Town Clerk Candice Sturdivant, Myra Tomberlin Call to Order At 6:00 PM, Chairman Graves called the meeting to order. The Pledge of Allegiance to the American Flag was recited. A moment of silent reflection was observed. A quorum was present. Approval of Agenda Motion by Blair Stegall to approve agenda as presented. Second by Nancy Ciampi and unanimously approved. Approval of Minutes Approval of Minutes: May 7, 2024-Regular Meeting Second by Blair Stegall and unanimously approved. Motion by Nathel Hailey to approve minutes from the previous meeting. Oath New board member Candice Sturdivant took an oath ofoffice given by Clerk Lisa Griffin. 05.07.2024 Wingate Joint Land Use Board 1of3 Rezoning Request: 101 E Elm Street Background The applicant is requesting to rezone parcel #09019063 from R-20 Single Family, Low to Medium Density Residential to B-6 Office Institutional use it for educational purposes, mectingsyclassroom. There will be some offices and a residential kitchen int the building. Request: Rezone one parcel of land from Single Family (R-20) to Staff Report correction: The request reflected rezoning to B-6 but staff report under staff recommendation on the second page stated B-1, Parcel 09054040, which were incorrect. Consultant Gallman advised the board that this request is specifically for the use of the property. If changes were being made to the footprint of the building other issues The Board had questions and concerns about the following details regarding rezoning Office Institutional (B-6)-Parcel 09019063 Consultant Gallman confirmed that request is for B-6, Parcel 09019063. would be addressed but the request is only for rezoning. from residential to commercial: ADA compliant Tax implications Fire code changes Residential kitchen to commercial kitchen Real estate attorney review Parking/gravel driveway/ramp to grassy area instead of pavement The Board was in consensus to table the rezoning request until the] July 2, 2024 meeting, at which time staff could provide clarity.
