AQUATIC PLANT ID TRAINING: AIS staff attended an aquatic plant identification training at Kemp Natural Resources Station in Lake Tomahawk, WI. This training provides hands on learning opportunities through live specimens and field experience. There are nearly 150: species of aquatic plants discussed at this workshop. CBCW PROGRAM: AIS staff have been spending significant time on Lake Nokomis and Lake Mohawksin this summer completing Clean Boats, Clean Waters (CBCW) watercraft inspections. Prior to recording oft the proposed Certified. Survey Map, the survey would need to be reviewed and approved by Lincoln County Land Services (zoning and survey). The landowner is requesting to subdivide the existing approximate 9.67 acre parcel into multiple lots (See proposed CSM). The proposed subdivision would create 3 lots with approximate sizes of: 84,000sqft, 50,000sqft, and 50,000sqft. The proposed CSM lots will not meet the minimum lot width requirement as defined in ordinance. Through discussions with the property representative and surveyor an access easement/agreement would be recorded that outlines access to the lots. Lot 1 of the proposed CSM contains an existing dwelling, with Lot 2 and 3 proposed be developed in the future. The property representative has indicated that they will also be conducting a sale to adjacent landowners for a portion of land to the northwest and also a portion of land across Poplar Dr. STAFF ANALYSIS What aspect of the Subdivision Ordinance would. be compromised by this request? Staff analysis: Section 18.7.08(1) of Lincoln County Ordinances requires new lots and reconfigured lots to still contain the minimum zoning district lot dimensions regarding area, width, and public road frontage. The proposed reconfiguration would result in the lot width being smaller than the minimum RR3 lot width of 150' in portions of the lot as defined by ordinance. The applicants have achieved meeting the minimum lot area and also the minimum 30' of loti frontage on a public roadway.
