Price has submitted a request to rezone approximately 0.41 acre located at 267 Yates Hill Road and identified as Richmond County PIN # 7463-03-03-6198 from Neighborhood Business (B-1) to Rural Residential (R-20). Background: On September 30, 2016, Timothy D. Price submitted a request to rezone approximately 0.41 acre located at 267 Yates Hill Road from Neighborhood Business (B-1) to Rural Residential (R-20). The subject property contains a building that was previously used for commercial purposes and most recently was a day care center. The applicant has found leasing the building for commercial uses difficult; and therefore has requested the rezoning in order to convert the building to a single-family residential use. As stated in Section 3.01 of the UDO, the R-20 zone is intended to be applied to sparsely developed areas outside the city limits where municipal services are not available and promote extremely low- density residential development and agricultural related uses. The B-1 zone is intended to accommodate and provide for the development of small, neghborhoodorented commercial activities strategically located to offer goods and services to the surrounding residential areas that are typically considered non- offensive in nature and compatible with residential uses in close proximity. Staff Comments: 1. A copy of a zoning map and aerial map illustrating the location of the subject property is included in 2. As indicated on the zoning map included in the agenda packet, the entire area around the subject property (that is located in the City's jurisdiction) is currently zoned R-20, which is consistent with and representative of the land use pattern in the area. Youth Volleyball - We have 90 young ladies registered to participate in this fourth year program. Pre-season clinics have been completed and practices are under way. Regular season play begins on Monday, November 14th and should conclude around Saturday, December 17th. Adult Soccer - This independent program begins its first fall season with our department on Thursday, November 3rd.
