The quilt show will be held February 21-22, 2025. The committee allocated $4,000 for marketing purposes in 2023 and 2022. Funds are requested for historic preservation of the N.W. Faison House. Funds will be used towards immediate repairs to the foundation. Plan 2of33 -32- INTRODUCTION Project Summary Post Oak Preservation Solutions (Post Oak) was engaged by the Faison Preservation Society to complete a preservation plan for the Faison House in La Grange, Texas. The primary objective of this plan is to provide a strategic roadmap for future preservation initiatives and to serve as a foundation for securing grants and funding opportunities. To that end, this plan is organized to indicate short, medium, and long term priorities as wella as help shape future decision making. Methodology Post Oak initially began with research. Team members Rebecca Wallisch and Megan McDonald reviewed available research online as well as materials provided by the Faison Preservation Society. This research helped to solidifya Following research, team members Ellis Mumford-Russell and Irene Allender visited the site in March 2024. They began with an overall visual inspection, photographing alle exterior elevations as well as the site. Next, ani inventory of windows was taken and these were surveyed individually for the configuration and condition (see Chapter 2). Mumford-Russell and Allender then proceeded to investigate the interior of the building. The goal of this site visit was to assess the condition of the building as well as identify modifications over time. This will help guide property timeline and identify areas of significance. La Grange Garden Club: translerred the house tot the Faison Preservation Society The Faison House is a unique nineteenth century residence that consists of three wings constructed over a period of roughly 35 years. The three wings of the property display unique construction techniques, forms, and design elements reflective of the time periods during which they were constructed. The property became thei home of Nathaniel Faison, although he later deeded the property to his housekeeper Louislana "Lou" Brown prior to his death, making her one of the earliest known Biack women to own property in the state of Texas. Ini the 1960s, the property was purchased by the La Grange Garden Club, who restored the home and maintained it as a house museum. As a result of the Club's stewardship of the property, it retains excellent historic integrity to its era of construction. Description of Physical Appearance Faison House Preservation, Plan 4of33 -34- Setting The Faison House is situated within a mixed-use neighborhood at the south end of the small City of La Grange in central Fayette County, Texas. The Colorado River meanders along the south and west sides of the city, and is approximately 0.2 mile south of the residence. Surrounding blocks consist primarily of historic-age residences with scattered commercial, religious, municipal, and recreational properties and some modern infill. US Highway 77 (locally designated Jefferson Street) is a main thoroughfare through the community: and borders the property tot the east. Site The Faison House property is located on the northeast corner of the city block bounded by US 77/Jefferson Street to the northeast, W. Ebin Street to the southeast, S. Washington Street tot the southwest, and W. Live Oak Street to the northwest. The block is skewed approximately 45 degrees from the true cardinal direction. The primary elevation of the building faces northeast towards US 77 (Jefferson Street), a main thoroughfare through town. The house is setback on the lot approximately 65 feet from both US 77 and W. Live Oak Street. Al brick pathway leads from US 77 to the front entrance, and a grassy lawn with mature trees surrounds most oft the property. A concrete driveway is accessible via W. Live Oak Street which leads to a concrete parkway pad and a concrete pathway that leads to the rear (southwest) entrance, and curves around the north end oft the building to meet the brick pathway to the primary entrance. At the southwest corner of the lot is a small, front gable root cellar with brick siding. The outbuilding, which is partially subterranean, was deemed non-contributing in the National Register nomination asi it was constructed outside the period ofs significance. Exterior The historic record of the property indicates that the building was constructed in three phases: the ca. 1850 southern wing (Section A), the ca. 1855 northern wing (Section B), and the 1884 central wing (Section C) which now serves as the primary facade. The different building phases and sections each feature distinct elements. Ail three sections of the building are wood-framed on brick pier and beam foundation with painted horizontal woods siding. The wings have no interior connections, but are rather accessed via the rear wraparound porch that surrounds the courtyard. It is unclear if there was a porch in that location during the period of significance, however historic photographs from as early as 1930 depict a similar rear wraparound porch. The current porch may be a replacement in-kind of the earlier porch, completed following the purchase of the property by the Garden Clubi in 1961. The 1884 section is side gabled with a symmetrical facade consisting of a central staircase leading to the front porch main entrance with a single wooden door framed with sidelights and stained glass transom. The entrance is flanked on either sice by two two-over-two, wood frame, double hung windows with wood shutters. The slightly raised, full-width front porch features a modestly sloped hipped roof that sits several feet below the main roofline and is supported by wood posts with decorative wood scrollwork or Jigsaw omament. Modest dentilling is evident along the frieze, and two corbelled brick chimneys extend from the center of the building. To the northeast of Section C, the northeast elevation of the ca. 1855 Section B is visible, consisting of a gable roof and bwo evenly spaced nine-over-six double hung windows with wood shutters. To the southwest of Section Ci is the northeast elevation oft the ca. 1850 Section. A, whichi features an exterior brick chimney flanked on either side by Six-over-six, wood frame, double-nung windows with wood shutters. Northwest Elevation The northwest elevation consists of the northwest elevations of Section C (at the center), Section B (at the north/left), and Section A (at the south/right). The sections meet: an approximately 90 degree angle at the corners of each building and there are no interior connections between them. The northwest elevation of Section Ci features the gable end of the building with narrow eaves that terminate in an open pediment.. An oval medallion is in the center of the gable end, and the ground level consists of paired wo-over-two, double hung, wood frame windows flanked by wood shutters with wood lintels and sills. The northwest elevation of Section B is side gabled with a simple, symmetrical facade consisting of a central entrance accessed by a small flight of stairs and a small shed roof awning. Wood-trame, nine-over-six double hung windows with shutiers flank the entrance on either side, and an offset interior brick chimney is located above the western-most window. Faison! House Preservation Plan 60f33 -36- Rear Southwest) Elevation The rear (southwest) elevation of the building shows all three sections, connected on the exterior via a wraparound covered porch. The three sections of the building form a U-shape at this elevation with a central courtyard with brick pavers and al large mature tree. At the north end ist the southwest elevation of Section B, consisting of ai front gable with shed roof to the south, and a single nine-over-six, wood frame, double hung window with shutters centered beneath the gable. Thes southwest elevation of Section Ci features a central entrance accessed via a small staircase to the porch, with the central entrance in line with the primary entrance to promote a cross breeze. A secondary entrance is situated south of the central primary entrance, and there are no other openings on this elevation of Section C. The northwest elevation of Section A consists of a saltbox roof with the longer slope ont the north side. Three Six-over-six, double hung, wood-frame windows with wood shutters line this elevation of Section A, with the northermost window smaller than the southern two. Ar nine-lite fixed or casement window: sits beneath From the courtyard, the southeast elevation of Section B is visible. At the west end of this elevation is a small bathroom addition with a single six-over-six window and wood shutters. Two entrances lead inside Section B from the wraparound porch, and a non-historic ADA ramp: sits adjacent to the porch. The porch is covered by a shed roof supported by simple wood posts. The northeast elevation of Section Ai is also visible from the courtyard, featuring the low sloped saltbox roof. Section A meets Section C at an approximately 90 degree angle at the corner of each building, and there are noi interior connections between the two sections. The westernmost 43 of Section Afeatures ar rear room with a single six-over-six, wood frame window and shutters, while ther northernmost 33 of Section A are inset beneath the porch roofline. Two entrances with panel doors access Section A viai the porch. the gable. Southeast Elevation The southeast elevation shows the southeast elevations of Section A and Section C. The southeast elevation of Section C is symmetrical, with three bays delineated by four wood pilasters evoking Doric half columns. Single Six-over-six, wood frame, double hung windows with shutters sit in the outermost bays, while the central bay is devoid of openings. The southeast elevation of Section C mimics that on the northeast elevation, with gable end and narrow eaves that terminate in a broken pediment, medallion int the gable end, and paired six-over-six, double hung wood windows with shutters. Interior The three sections of the building were constructed to form a U-shape with a central courtyard at the rear (southeast) of the building. None of the sections are internally connected, and access to each sectioni is viat the rear wraparound porch. SectionA Section A consists of two bedrooms on the main floor (which now: serve as museum space), a half story storage room and attic above the bedrooms, and a small office that projects into the U-shaped courtyard. A wooden staircase is situated at the southeast corner oft the original structure, between the bedroom and the office. Flooring in Section A is tongue-in-groove wood, walls are plaster with wood trimmed wainscotting, and ceilings are painted wood. The bedroom at the east end features a fireplace with decorative wood trim along the northeast wall. Although a fireplace was noted in the southwestern bedroom in the National Register nomination, it was not evident during a 2024 site visit. The small half story attic features bare planed wood planks in one section, and an Section B is a two-room structure which houses the dining room (east) and kitchen (west), with a small bathroom addition that projects off the southeast elevation towards the courtyard. Section B1 features tongue-in-groove wood flooring, planed wood slat walls, and planed plank ceilings. A doorway connects the two rooms, althoughit itk lacksa door, and exterior doors are wood plank doors held together with large battens. A small non-historic restroom addition at the southwest corner ofi the building has gypsum or plaster walis and beadboard wainscotting. unfinished section with exposed roof trusses and insulation. SectionB Faison House- Preservation Plan 7of33 -37- SectionC Section C of the Faison House features a hall and parlor plan, with a central hallway and onel large room on either side consisting of a bedroom to the south and a living room (parlor) to the north. Section C features tongue-in-groove wood floors throughout, solid wood panel doors, and! beadboard ceilings. The central hallway has exterior doorways on the southeast and northwest ends which were historically utilized to create a cross breeze through the home. Both exterior doorways have decorative stained glass transoms, while the primary (northeast) entrance also features decorative stained glass sidelights. Doors to the adjoining rooms have two-lite transoms with clear glass panes. Both the bedroom and living room feature fireplaces with decorative carved mantelpieces, and plaster or terra cotta medallions highlight light fixtures affixed tot the ceiling. Character-Defining Features Exterior On the exterior, the character defining features of the property include the U-shaped arrangement of the! building sections which form a rear central courtyard. The position of the three sections at 90 degree angles to each other, with no interior connections and access to each space via the rear (potentially non-original) wraparound porch, indicates a clear delineation between construction periods. The simple, horizontal board siding adorns all three sections of the building, and each features simple, modestly ornamented brick chimneys. The building is setback on the lot from Live Oak Street and US77, with large grassy lawns separating the property from the roadways. The wood frame, multi-lite, hung windows with wood lintels and sills display the building's original construction and fenestration pattern. On Section C, the full-width front porch with decorative, jigsaw ornament, dentilling along the frieze, and wood trim in the gable ends reflect the preferences of Victorian era architecture, particularly the Eastlake style. On Section A, thei ionic half column pilasters reflect a modest Greek Revival influence. Interior On the interior, many of the original finishes and materials are extant, including tongue-in-groove and planed wood flooring, beadboard or planed wood ceilings, plaster and wood wainscotting on the walls, wood trim, and solid wood doors. Decorative features include stained ort tinted glass sidelights and transoms, plaster ceiling medallions, carved wood mantelpieces, and period haraware. Historic Integrity Assessment Overall, the Faison House retains excellent integrity to its period of significance. It remains ini its historic location in south La Grange, just north of the Colorado River. Although the broader setting of the surrounding areal has been somewhat compromised by the construction of modern infill, this is consistent with change over time and does not drastically impact its ability to convey its historic setting. The property retains excellent integrity of design through its simple forms, decorative Eastlake jigsaw details and dentilling on the front porch of Section C, and simple brick corbelling on chimneys. On Section A, the decorative trim work and half column pilasters are intact, and Section B retains its simple, minimally adorned appearance and symmetrical facade. Integrity of materials and workmanship are evident through the retention of many of the original (or replaced in-kind) materials and decorative finishes, including wood siding, trim, windows, shutters, andi front porch. Brick chimneys and foundation piers are extant, and oni the interior, original finishes like tinted and textures glass, plaster ceiling medallions, tongue-n-groove and wood plank floors, beadboard, and manteipieces are extant and in good condition. Since the building was restored and maintained as a house museum since its sale in the 1960s, many period furnishings adorn the residence and convey the property's integrity of feeling and association as a mid-nineteenth century residence. While some additions and alterations have occurred over the years, including a small bathroom addition, these are minor and do not overly detract fromi the property's overall historic integrity. The U-shaped building wraps a brick patio in the rear. The backyard contains the root cellar, a raised star-shaped garden surrounded by brick, and a rock lined garden in the south comer of the property. The root cellar is partially subterranean with a wood frame roof over a brick structure and a packed earth floor. The site is mostly a grassy lawn with ai few mature trees around the properiy. Decorative hedges and small plantings line the house. Condition The overall site is in good condition. The mounting stone shows typical evidence of age and weather buti ising good shape. The historic fence posts are patinated but are still upright and appear to be on: solid footing. Thei front brick pathway is not leve! and shows evidence of water pooling. The concrete drive and pathways, the brick rear patio, and star-shaped garden show normal wear and are in good condition. The root cellar is in fair to good condition. The roof appears to be fairly recent. The brick is in good condition on the exterior but the back side shows evidence of graffiti and repair. The interior of the brick envelope shows evidence of efflorescence and water seepage at the ground level and below. The door and north facing window show evidence of water damage and rot. The gutters are filled with leaves. The lawn is maintained. The trees have some dead branches and are ini need ofpruning. The plantings around the house are trimmed. and maintained. The rock-lined gardlen is overgrown. Recommendations Repairs to the site are a medium term priority. Overall the site is maintained on a regular basis but: some elements should be addressed before further degradation continues. Faison House- Preservation Plan 12of33 -42- The mounting stone should be cieaned using the gentlest means possible to avoid the damaging historic masonry per the instructions in National Park Service Brief1. First identify the type of material to be removed and select an appropnate treatment approach, starting with the gentlest method first (very low pressure water upi to 100p psi anda a soft-bristie brush). Proceed with a test patch in an inconspicuous area. Prolonged soaking of the stone with water may be necessary to remove some heavy soiling. If a more aggressive treatment is needed, test a non-ionic detergent. Some staining may require a chemical praduct appropriate for cleaning historic stone. Never use an acidic cleaner on limestone as it can result in etching or dissolution of the historic material. Cleaning must not damage, stain, or abrade the stone. High pressure water exceeding 300 psi and/or sandblasting should not be used. The historic boot scraper and fence posts should remain. Theyare ino overall good condition. They should periodicaily be checked for The front brick pathway should be reset with positive drainage into the lawn. The rear brick patio should be cieaned with the gentlest The root cellar roof and gutters should be cleared of leaves. Clear the gutter extensions of any blockages and ensure the flow of water is positively running away from the structure. The soil around the building should be cleared down below the door and window sills with a positive drainage away from the structure. Using materials such as mulch, pebbles, and gravel around the foundation walls will limit moisture retention at the building. The door and window should be cleaned, repaired, and repainted with the gentlest approach necessary. The graffiti should be removed with the gentlest means possible to avoid damaging historic masonry. Proceed with a test patch in an inconspicuous area, testing the gentlest method first (very low pressure water and a brush) and progressing to more aggressive methods (chemical and higher pressure water). Cleaning must not damage, stain, or abrade the masonry. High pressure water and/or sandblasting should not be used. Water pressure should not exceed 300 psi. Faison House- Preservation Plan 13of33 -43- Exterior Envelope The exterior cladding is horizontal wood lapped siding, with each section having a different sized siding. The front elevation (section C) has a full width raised covered wood porch with wood scrollwork and wood steps. There is a smail covered stoop with steps at the northwest entrance to the klichen. The inside of the rear elevation is a covered wood porch with railings, steps, and a ramp. There are four chimneys - two on the main section C, and one each on the wings. Condition The exterior cladding is in good condition. There are a few areas that exhibit deterioration and need at fresh coat of paint, and at few naill heads can bes seen. The front porch is ini fair to good condition. The scrollwork and rail supports exhibit signs of rot and possibly pest damage. The porch rafters show stress fractures and compression. The front porch steps show signs of deterioration. The side stoop steps appear to: sit directly on the soil and show some signs ofr rot ati the base. The back wrapped covered porch, steps, and ramp are in good condition. Faison House Preservation. Plan 14of33 -44- The chimney on section A is on the exterior of the building and sits directly on the soil. It appears to have been painted with incompatible paint, which trapped moisture against the brick and mortar and has accelerated its degradation. Two chimneys are centrally located on the section C roof. They appear to be in good condition. The fourth chimney is located over thel kitchen in section B andi is in good condition. Repairs to the exterior envelope are short term priority. Some wood cladding and decorative eiements exhibit damage that The exterior wood cladding shouid be checked for any areas of damage. The scrollwork and porch steps should be repaired or replaced in-kind. If the wood is to be rehabilitated, its shouid be selectively repaired in-kind with materials to match the existing in material, grain, and profile. Any extruding nails shouid be countersunk, spot primed, and filled with a high quality, compatible wood filler material. Any wood in good condition that is stored or can be salvaged should be reused as a Recommendations needs immediate attention. patching material. A well-maintained paint coating with regular repainting (every 5-8 years) can help to preserve the wood long term. A paint appropriate for exterior wood may be selected. The wood surface should be clean and prepped prior to painting. See NPS Preservation Biief10 for additional guidance on prepping and painting historic buildings. The south chimney should be inspected for structural integrity and repaired or rebuilt using existing brick salvaged for reuse. If the brick is damaged beyond repair, new brick must match the historic/existing brick ins size, color, and texture. New mortar should match the original in color, texture, composition and joint profile. Ideally, old mortar should be analyzed and matched. A heavily concentrated Portland cement mortar is typically too hard for historic bricks and can cause the bricks to break apart because it does not allow movement for expansion and contraction. Originaily, the brick would not be painted (see 1960s photo below). However, if the chimney is to be repainted, the incompatible paint should be removed with the gentiest means necessary and replaced with a more compatible paint or lime wash designed for historic brick. Removal of the paint should be accomplished using the gentlest means possible to avoid the damaging historic masonry. The GSA Guidelines for Cleaning Exteror Brck can guide the selection of an appropriate cleaner and the procedure. Cleaning must not damage, stain, or abrade the masonry. High pressure Faisonk House- Preservation. Plan 15of33 -45- water exceeding 300 psi and/or sandblasting should not be used. Avoid contact between any chemical cleaners and other building materials, such as metals or glass, as they can be damaged or stained. Thes soil around the base of the chimney should be cleared down below the foundation with a positive drainage away from the structure. Using materials such as muich, pebbles, and gravel around the base will limit moisture retention at the brick. Likewise, the other chimneys should be inspected for structural integrity and repaired similarly to the south chimney and should be inspected and cleaned on a regular basis. Foundation The foundation consists of original brick piers. Contemporary concrete piers have been added at regular intervais throughout. The exterior skirt is brick piers with painted wood lattice infil. Condition The brick piers are in overall poor condition. Some brick piers along the perimeter have partially or completely lost their mortar and are not sitting upright. In addition, the exterior brick piers also appear to have been painted with incompatible paint, which trapped moisture against the brick and mortar and have accelerated their degradation (the interior piers do not appear to be in as bad condition). The wood lattice sits directly on the soily with al build up of leaves and debris and some of the lower areas are in poor condition. In addition, some of the lattice has come loose and does nots sit straight. Recommendations Foundation repair is a short term priority. The house appears to be fairly level which may be contributed to the acdition oft the concrete piers butt thei foundation should bei inspected bya a professional for any deficiencies. The damaged piers should be rebuilt with the existing brick salvaged for reuse. Ift the brick is damaged beyond repair, new brick must match the historic/existing brick in size, color, and texture. Roof The building, front and back porch, and stoop are clad in asphalt shingles and appear to bei in good condition. The steps at the back porch are covered in a corrugated metal roof in good condition. Condition Overail the roofs, gutters, and downspouts are in good condition. Recommendations The roof and gutters are a long term priority. The roofs shouid be assessed on a regular basis for weather damage or loose shingles. Trees should bei trimmed clear oft thei roofs. The gutters and downspouts should be cleared of leaves and debris on a regular basis. Clear the downspouts of any blockages and ensure the flow of water is positively running away from the structure. The soil around the downspouts should be cleared and an extension shouic daylight to a splash block installed with a positive drainage away from the structure. Windows, like wood siding, should be repainted every 5-8 years to ensure long-term preservation. Entrances The primary entrance is a 4 panel wood door with multi-colored leaded glass sidelights and transom. The top paneis of the door are arched and there is a working doorbe!! at the center. Secondary entrances include seven wood doors scattered on the back porch and an additional entrance to the kitchen on the northwest side. The restroom door on the back porch is contemporary. All the doors, with the exception of the restroom door, appeart to be compatible with the building. Condition The primary door and trim is painted and in good condition. The leaded glass panels have visible repairs. The secondary entrances appear to be in working order. Recommendations Repairs to the entrances are a long term priority and should be assessed on a regular basis. Historic materials should be retained and be repaired, as possible. Any elements that require replacement should be replaced in kind. If the non-historic bathroom door is to be replaced, a new door should be similar to those seen elsewhere on the building. As with wood siding and windows, doors and surrounds should be repainted every 5-8 years to ensure their iong-term preservation. Faison House- Preservation. Plan 21of33 -51- Interior Section. A - Museum displays The museum displays are housed in the southern portion of the house. k includes 2 rooms with exhibits, an office, an: upstairs storage room, and attic. The eastern room has a fireplace and the wester room has steep siairs to the storage room and attic. The storage Is a small room over the westem room with an access door to the attic over the eastern room. Both lower rooms have exterior doors and a passage between. The office is a small space at the end of the back porch with an exterior door. All the rooms have hardwood floors and plastered walis and ceilings. The stairs are wood with simple wood rails. The fireplace is a wood burning fireplace with a sione hearth and wood mantie. The storage room is a finished space with a wood floor and exposed wood sheathing at the walls. Condition Overal! the space is in good condition. The fireplace damper does not close completely and attic. Recommendations allows drafts in. Daylight can be seen through the walls of the The wood flooring should remain and! be assessed onar regular basis for deterioration. The fireplace should be inspected bya a professional and cleared of any blockages. The damper should be repaired or replaced: soi thati it: seals completely. Insulation in the attic should be checked for open areas and refilled as necessary. The gaps in the attic walls should be checked for wood warping and repaired as needed. Section B- Bedroom and Parlor The front of the house includes al bedroom, halfway and parlor. The haliway has exterior entrances oni thei front and rear. The bedroom and parlor opent to the hallway and the bedroom has an exterior door to the rear. All three rooms have hardwood floors, wallpaper, and beadboard- celings. The bedroom and parior havei fireplaces with stone hearth and wood mantels. Faison House- Preservation Plan 22of33 -52- Condition Overail the space is in fair to good condition. The wood floors are in good condition. The ceiling exhibits some separation of the boards and peeling paint. The walipaper exhibits some stress tears at the wall comers, lifting at the seams and possible holes from pest damage. There is evidence of water damage at the top oft the fireplace. The fireplace dampers do not close completely and allow drafts in. The wood flooring should remain and be assessed on a regular basis for any signs of deterioration. Separations of the ceiling boards should be caulked and repainted. Retain the historic wallpaper and linen where possible. # it cannot be saved, an option is to frame some salvaged historic wallpaper similar to the example to the right ini the museum exhibit space, and then replacing the wailpaper on the walls in-kind or with a similar pattern. The building, and particularly this room, shouid be inspected for pests on a regular basis. The wallpaper should be inspected for pests and treated. The fireplaces should be inspected by a professional and cleared of any blockages and checked for any water leakage. Section C- Kitchen and Dining Room The northernmost section of the house includes the kitchen, dining room, and restroom. The main body of this section is divided between the kitchen and dining room and the restroom is a contemporary: space added to the end of the back porch. All rooms have exterior entrances and there is a passageway between the kitchen and dining room. The kitchen is utilitarian in nature and has wood floors, wide shiplapped walls and ceilings. There is a non-working metal stove with a stovepipe that does not vent nor is located under the existing chimney. The dining room has wood floors, wailpaper, and shiplapped ceilings. The non-original restroom has ai toilet and sink. Condition Overall the space is in good condition. The wood floors in the kitchen are worn and some areas are devoid of stain. Recommendations The woodi floorings should be restained to match the existing. Repairs to the interiors of the building are a medium priority. While the majority of the interiors are in good condition, water damage and wallpaper deterioration should be remedied as soon as possible. Preservation Priorities The first priority should be to stabilize the building to prevent further deterioration (Chapter 2). They are: thei features, finishes, and elements that demonstrate the historic use of the building and its significance. These should be accomplished sensitively and strategically to ensure the long-term preservation of the Faison House and its character defining features. MEP MEP stands for Mechanica! (or HVAC-Heating, Ventlation, and Air Conditioning, Electrical (and elecommunications), and Plumbing. New MEP will likely be required regardless of the proposed new use for the building; however, the use will determine the extent, load, and complexity of any proposed systems. In general, new MEP should be installed In such a way as to not interfere with character-defining: features. New systems should New HVAC should be installed so that ducts are not exposed in any oft the interior spaces. lfat traditional system is used, units should be stored in closets or the attic. Units on the exterior shouid be located toward the rear oft the building and screened if possible. A mini-split system may be a possibility if the capacity is sufficient because this does not require extensive ducts. Interior cassettes should be installed sensitively soi that they do not obscure any historic features or windows. Exterlor units should be held toward the rear where they willl have minimal impact to the building as well as the courlyardi space. Any necessary exterior vents should exit out the roof ifa at all possible. If through-wall penetrations are necessary, these should be isolated to the rear or side elevations. Ideally, new electrical conduit would run inside walis, cellings, and floors; however, surface-mounted conduit may be feasibie provided it is limited in scope and installed sensitively. ADA Compliance The building has an ADA-compliant entrance ramp at the rear as wel! as two handicapped parking spaces. Considerations may needi to be made to accommodate an ADA-compliant restroom in thei future depending oni the use. Life Safety The building lacks fire sprinklers. if necessary due to use, these should be installed sensitively. Ideally, sprinkler lines wouid run above celings; however, if they must be exposed, they should be held as ciose to the ceiling as possible and painted to match adjacent surfaces. Fire sprinklers shouid not run in front of windows. The fire riser room should be located toward the rear of the buliding. Any new use will likely require an enhanced fire alarm system. Energy Code Any alterations to meet energy code should not destroy or dramatically alter or obscure character defining features. Post Oak suggests performing an energy audit to determine the primary causes of energy inefficiency before taking steps. Next, changes that require minimal alterations to the building, such as additional insulation around ducts or installing interior storm windows, should be undertaken. Over one hundred area residents and visitors from as far as Nebraska toured the museum The event was held in conjunction with the Texas Czech Heritage and Cultural Center's (TCHCC) Slavnost "May Fest" celebration which was also a big success. The main attraction of the day were presentations regarding The Msgr. Joseph M. Hybner and his Exhibit in the Museum's Center" by Past President, Willie V. Bohuslav and Mark Hybner, nephew of the Monsignor. The exhibit features his path of ministry from a young man to his priesthood until his retirement as a Monsignor. Both gentlemen reflected, with much humor and reverence, the antics and forgiveness this gentle giant gave to everyone with whom he came in contact. Everyone loved him! 30 -102- Father Joe served as a priest for 56 years and was a generous contributor in all fundraising campaigns for the museum. His involvement in polka music and his generous contributions to the Polka Lovers Club ofTexas Museum continued. He was a member of the Polka Lovers Klub of America Po.L.K. of A. The committee will only accept and review applications from non-profit, governmental and community based organizations that meet the funding guidelines. All requests for funds should be submitted in writing accompanied by the official application. The Applicant is requested to contact city staff prior to submission of the grant application to review eligibility requirements and to review partnerships with the La Grange Main Street & Visitors Bureau. The applicant may be asked to be present at a meeting to answer any questions regarding the application. Applicants will be notified prior to meeting of time and location.
