PRESTON POST, LTD. 1117 REDBUD1 TRAIL. WESTLAKE HILLS, TEXAS78746 BET 1y JAN 36be1 January 26, 2021 Honorable Town Council 40 Commons Little Compton, R.I.02837 DearTown Council, VIA Fedex c/o Town Clerk In response to the attached letter and request dated October 30.20201 from 50 Commons, LLC (Sidney Wordell) to the Town Council, Ireceived the abutters notice, given my co-ownership of the adjacent Lot 8-2 on Jan. 25th, 2021. The Notice outlined a requested change to the Business District line (red) as laid and: shown on the map as it currently applies to Mr. Wordell's Lot8-1. lam the co-owner and Managing Partner of Preston Post, Ltd. and the USI Post Office located on the adjacent Lot 8-2.lam also the former owneri from 1998 to 2018 of Lot 8-1 which we sold that to Mr. Wordell in May 2018. Upon review! lagree with Mr. Wordell's request and in principle have no issue and support his request for approval by the Town Council. In approving the relocation oft the business district line in redi to match upt tot the rear property lines makes good sense as it applies to both Lot 8-1 (50 Commons LLC) and Lot 8-2 (Preston Post). Inl his case his rear property line would match the new business district line as it abuts Lots 3-2 and 14-2. In my case the same business district line would match the rear property line Irespectfully request that the Town Council approve the requested change as it applies equally to Lot 8-1 and Lot 8-2. Thank youi in advance for your due consideration oft this request and should there be any questionslcan! be reached at5 512-751-6944 (mobile) or via email to ofl Lot8 8-2as it abuts Lot 14-2 as well. Box 132 Little Compton, RI 02837 pey aNy October 30, 2020 Honorable Town Council 40 Commons Little Compton, RI 02837 Little Compton Town Council; Iam writing toi respectfully request the Honorable Town Council consider adjusting the Business District boundries as outlined on Plat 30, specifically as it pertains to Lot 8-1 which is aj property owned by 50 Commons LLC, ofwhichI Iam apart owner. You will see on the maps enclosed that the Business District designation line creates al lot which actually has two different designations, As you are aware the Little Compton Town Code, Capter 14-1.4 outlines the Zoning Districts and section [b] gives greater details on: interpration and variables such as 30' expansion ofal District where they divide a property not on aj property line. My research ofwhy exactly did the designation of Business District on this particular lot not follow certain property lines, specifically the Bast boundry is unclear. Currently, the lot coverage by exsisting buildings on Lot 8-1 is well below the maximum allowed but the dual District(s) designation does make some small restrictions relative to the 10% allowable coverage for Residence compared to 15% for Business District. Although helpful to have the maximum lot coverage allowed, our main concern is the ability toj place a future building on the lot where we determine tol be the most beneficial and not be impeded by the current. Business We make this request for a couple ofreasons. First, the division ofa portion ofour lot out oft the Business District causes us to lose an area which we can not consider toj place al building for commercial use. Secondly, we intend to move our current business, Sakonnet Plumbing, from a Residential District on So of Commons Road Business and Residence on different portions oft the lot. District designation. to lot 8-1 as identified above and need to use as much of this lot for commercial use as possible. Thirdly, as you are probably aware our parking area currently surrounding Wilbur's General Store and all oft the other accompaning businesses are often use by other businesses ini the Common's area due to the insufficient parking area to accommodate those businesses. We certainly hope to continue to allow use ofc our parking area and expansion as rèquested would help to assure this. Lastly, we believe this request to consider moving the Business District line to our actual property line on the East boundry is a fairly simple request and I would compare it to the request made by the property owner ofLot 13-1 & 13-2 ofPlat 29 a few years back when they requested the Business District designation be moved to their North boundry to accommodate their business model. Ihave included 4 attachments to this letter for informational purposes. 1) An overview of the Business District for the Commons area ofTown. 2) A copy ofLot 8-1 as shown on Plat 29 ofthe' Tax Assessors Maps 3) A "not to scale" overview of the current buildings on Lot 8-1 4) An aerial photo ofLot 8-1 with estimated property lines outlined. Thank you for your attention to this request and appreciate your consideration.
